România tânjeşte după locuinţe ieftine și eficiente, care reduc la maximum costurile cu întreţinerea. Deja este clar: dezvoltatorii care vor să rămână în afaceri, trebuie să construiască ceea ce clienţii sunt dispuşi să cumpere. Proiecte concretizate sunt încă puţine, dar tot mai mulţi investitori se acomodează cu această perspectivă. Și cum dincolo de nevoia pieţei există şi presiunea directivelor europene, este de aşteptat ca, până în 2020, piaţa să fie inundată de asemenea construcţii.

Omul de afaceri australian – de origine română – Andrew Prelea (foto 1) şi-a început activitatea pe piaţa rezidenţială autohtonă în anul 2005. Primul său proiect a constat în construcţia a 241 de locuinţe, la Străuleşti, pentru angajaţii din cadrul Ministerului Apărării Naţionale (MapN). Îşi aminteşte cu plăcere că a vândut primele case finalizate în 30 de zile. Secretul? Un studiu temeinic al pieţei şi al publicului-ţintă: casele au fost construite exact în funcţie de ceea ce îşi puteau permite să plătească angajaţii Ministerului. În anii ce au urmat, s-a îndepărtat de această reţetă a succesului: a ţintit mai sus şi a avut şi el de suferit odată cu înrăutăţirea climatului economic.

Ozone Homes was the winner of the Environmental, Social and Sustainability Award at the fourth annual CIJ Awards Romania which took place in Bucharest December, 8th at Athenee Palace Hilton in front of an audience of nearly 230 people. This moment also made public our partnership with Andreea Marin Banică towards supporting common projects and ideas in the ECO field.

Roberts Publishing Media Group has reacted to the increasing importance the investors and the end users are placing on environmental sustainability by introducing its own series of prizes, the ESSA Award, which is intended to recognize those projects that achieve a high level of environmental sustainability, as demonstrated in achieving various eco certificates. This year, apart of Avalon Residence by Ozone Homes, the ESSA Award was presented also to the following: Crystal Tower (Search Corporation), Platinum Business & Convention Center (Willbrook) and Swan Office & Technology Park (Chayton).

Although there were not as many projects completed this year as in 2010, there were more than enough quality schemes to justify an entertaining evening of food, drinks, music and prizes. The first of the accolades to be given out was in the Best Office Development. This year, it went to Crystal Tower, a project developed by Plaza Development and built by AMV Group Construct. The Best Small Office Development was created this year in order to provide a level playing ground for several schemes of less imposing size that were brought to market. From the short-listed contenders, however, the one that emerged as the winner was Romana Offices, a 2,400 sqm GLA boutique scheme spread over five floors that was developed by DPGS.

The Best New Shopping Center Development was won by Immofinanz for its 51,000 sqm Constanţa project called Maritimo Shopping Center. Given the nature of the completions this year in the retail sector, it was decided to give extensions and individual phases of projects a separate prize. With this in mind, the Best Retail Development Phase award was given to Baneasa Shopping City, by Baneasa Developments. The same company was soon called to the podium again to pick up the prize of Developer of the Year.

The Best Industrial/Logistics Development for 2011 was judged to have been Ploieşti Park by Alinso. The Personality of the Year Award for 2011 went for the first time in Romania to an individual with experience of winning the award. In fact, not only has Robert Neale (Portland Trust) won the prize in Romania in the past, but he has collected the prize in the Czech Republic as well. The other company-based awards were given out as follows:

Romania’s property sector accepted the CIJ Awards quickly when the event first began in 2008 and it has attracted an enthusiastic following ever since. This year was no exception, despite having suffered through what’s been a tough year of low demand and scarce financing.

Ozone Homes a fost câştigătorul Environmental, Social and Sustainability Award (Premiul pentru mediu, social şi sustenabilitate) la cea de-a patra Gală a Premiilor CIJ România care a avut loc pe 8 decembrie, în Bucureşti, la Athenee Palace Hilton în prezenţa a 230 de invitaţi. Acest moment a marcat şi începutul colaborării Ozone Homes cu Andreea Marin Bănică pentru susţinerea unor proiecte şi idei comune în domeniul ECO.

Roberts Publishing Media Group a reacţionat la importanţa crescută pe care investitorii şi utilizatorii finali o acordă sustenabilităţii mediului înconjurător prin introducerea unei categorii noi de premii, şi anume Premiul ESSA, care îşi propune să recunoască acele proiecte care ating un nivel ridicat de sustenabilitate, demonstrată prin certificate eco şi atestări multiple. În acest an, în afară de Avalon Residence, proiect Ozone Homes, Premiul ESSA a fost, de asemenea, adjudecat de către: Crystal Tower (Search Corporation), Platinum Business & Convention Center (Willbrook) şi Swan Office & Technology Park (Chayton).

Deşi nu au existat a fel de multe proiecte finalizate ca în 2010, au fost suficiente proiecte de calitate pentru a da startul unei seri speciale, cocktail cu muzică şi premii. Prima distincţie a fost Premiul Best Office Development, în acest an adjudecat de Crystal Tower, dezvoltat de Plaza Development şi construit de AMV Group Construct. Premiul Best New Shopping Center Development a fost creat în scopul de a pune in evidenţă spaţii de dimensiuni mici aduse pe piaţa din România. Dintre nominalizaţi, s-a remarcat un câştigător, şi anume Office Romană, un sistem de 2400 mp de tip boutique, repartizat pe cinci etaje, construit de DPGS.

Best New Shopping Center Development a fost câştigat de Immofinanz pentru proiectul de la Constanţa numit Maritimo Shopping Center (51000 mp). Premiul Best Retail Development Phase a fost primit de Baneasa Shopping City, proiect Baneasa Developments. Aceeaşi societate a fost câştigat, de asemenea, şi premiul de Developer of the Year.

Sectorul imobiliar din România a acceptat Premiile CIJ destul de repede de la primul eveniment din 2008 şi, încă de la acea dată, au stârnit interesul celor din domeniu. Acest an nu face nicio excepţie, în ciuda unei perioade extrem de grele care se caracterizează printr-un nivel scăzut al cererii şi finanţării.
Ozone Homes aplică o noua abordare a pieţei imobiliare, prin executarea construcţiilor ecologice. Acestea aduc, după sine, reduceri semnificative ale costurilor de execuţie şi de întreţinere. De asemenea, corespund normelor şi legislaţiei europene în vigoare care privesc protecţia mediului înconjurător. Andrew Prelea, Ozone Homes CEO, attended, Thursday, December 15th, at Intercontinental Hotel, the event Romanian Real Estate market in 2012, organised by Medien Conferences.

The conference had a moderate-optimist tone, the experts being convinced that the real estate market will emerge from the crisis. The market tends to stabilise itself after the last two years and the balance depends on the moment when the banks and the government will start to cooperate properly with the investors.

The main problems facing the real estate sector in Romania are: poor infrastructure, the regulation of the real estate market or the confidence in developers and realtors.

“The banks refuse to change their lending policies, the whole approach being too complicated. Although there are discussions about VAT reduction for the new properties, the government does not seem to hurry at all to implement this measure. The developers do not adjust too easily, many of them refusing to understand that they should build for this type of market”, said Andrew Prelea, Ozone Homes CEO.

The speakers from the Romanian Real Estate Market in 2012 event also appreciated the Prima Casă governmental programme and underlined its importance on the market.

“The Bucharest real-estate market slowed its downfall in 2011 compared to last two years. According to IMOPEDIA.ro, this year the prices of apartments decreased by 3% - 5% from last year, a percentage much lower than in 2009-2010, when prices fell by up to 16% ” said Razvan Muntean, General Manager IMOPEDIA.

The inability to attract investors is another problem of the Romanian system. They are somehow afraid of bureaucracy and the difficulty of working with the institutions involved, whether public or private, including banks.

PIAŢA IMOBILIARĂ DIN ROMÂNIA ÎN 2012: PROMOVAREA UNEI STRATEGII DE PERSPECTIVĂ

Andrew Prelea, CEO Ozone Homes, a participat marţi, 15 decembrie, în cadrul Hotelului Intercontinental, la „Piaţa imobiliară din România în 2012”, eveniment organizat de Medien Conferences.

Linia conferinţei a fost una optimist-moderată, specialiştii prezenţi fiind convinşi că piaţa imobiliară va ieşi din criză. Piaţa tinde să se stabilizeze faţă de ultimii doi ani, iar echilibrul depinde de momentul în care băncile şi guvernul vor începe să colaboreze cu investitorii.

Principalele probleme cu care se confruntă sectorul imobiliar din România sunt: infrastructura deficitară, reglementarea pieţei imobiliare sau stabilirirea încrederii în dezvoltatori şi agenţii imobiliari.

„Băncile refuză să îşi schimbe politicile de creditare, întregul demers fiind mult prea complicat. De asemenea deşi există discuţii despre reducerea TVA-ului pentru proprietăţile noi, Guvernul nu pare să se grăbească deloc să aplice această măsură. Nici dezvoltatorii nu se adaptează prea uşor, mulţi refuză să înţeleagă faptul că trebuie să contruiască pentru perioada de criză”, a spus Andrew Prelea, CEO Ozone Homes, citat de Imopedia

Vorbitorii de la Romanian Real Estate Market in 2012 au apreciat programul Prima Casă şi au subliniat importanţa acestuia pentru piaţa de profil.

„Piaţa de real-estate din zona Capitalei şi-a încetinit semnificativ scăderea în 2011, faţă de ultimii doi ani. Potrivit datelor IMOPEDIA.ro, preţul apartamentelor în acest an a scăzut cu 3%-5% faţă de anul trecut, un procent mult mai mic decât cel din 2009- 2010, când preţurile s-au diminuat cu până la 16%”, a declarat Răzvan Muntean, general manager IMOPEDIA.

Incapacitatea de a atrage investitorii este o alta problemă a sistemului românesc. Aceştia sunt oarecum speriaţi de birocraţia şi dificultatea de a colabora cu instituţiile implicate, fie de stat sau private, incluzând băncile.
